POSITION TITLE: Facility Maintenance Director
REPORTS TO: Chief Operating Officer
STATUS: Full-time, regular
LOCATION: Washington, DC
SALARY: $65,000-70,000
Summary: The Facility Maintenance Director is an essential management and hands-on position responsible for all aspects of building operations and maintenance to ensure the proper level of service for staff and guests. The person in this role is both a supervisor and hands-on in the fulfillment of physical plant needs. The person in this role collaborates with staff to ensure smooth operations and supervises staff who manage maintenance.
Responsibilities:
70% Building Maintenance & Operations
Direct responsibility and proactive oversight of all day-to-day physical plant operations and cleaning (primarily at the shelter facility, but may also provide support to other locations)
Supervise groundskeeping and janitorial staff.
Mindfulness to ensure that all jobs are completed in an exemplary manner and potential hazards, or warning signs are identified and addressed in a timely manner.
Perform routine cleaning and maintenance of HVAC units and interact with repair vendors
Performing quality checks on HVAC, air conditioning, plumbing, electrical and chemical supply systems
Personally provide basic carpentry, drywall, painting, electrical, plumbing and other repairs or installation. Proven handyman skills required.
Manage supply inventory, place orders and coordinate deliveries from vendors and suppliers
In coordination with the COO, maintain records of repairs and preventive maintenance, including development and responsibility for maintenance calendar.
Assist COO to ensure compliance with all local, state, and federal regulations related to building/facilities
Train junior staff or trainees, as needed.
Participate in cleaning and landscaping activities when necessary.
Supervise laundry operations and manage the attendant staffer
Supervise maintenance/janitorial staff member
30% Building and related Services
Assist COO with overseeing security systems
Accurate review, tracking, approval of invoices
Assist the COO to coordinate inspections of fire and security alarm systems, fire extinguishers, emergency generators, elevators, and other building systems, as required.
Participate in emergency preparedness and response planning and drills related to building infrastructure (e.g. fire, power outages, floods, HVAC failures).
Assist other departments with setting up and taking down furniture for special events
Provide rotating on-call coverage for after-hours issues
Other duties as assigned by the Chief Operating Officer
