Won't you be my (Ward 8) neighbor?

The Advoc8te woke up today with a serious case of real estate  fever. There are so many options in not only my Congress Heights neighborhood but in Ward 8 in general that there is literally something for everyone. Whether you rent, rent-to-own or buy there is a place in Ward 8 for you. In Ward 8, we have a mix of new, remodeled and historic homes across all types of price points.

I took a gander at what is currently on the market and I highlighted some properties here. The majority are from my own neighborhood of Congress Heights but I included some listings from a few other Ward 8 neighborhoods such as Historic Anacostia and Washington Highlands. Most of these properties you could buy for less than what you could rent in most parts of DC. I saw nice, totally renovated two-bedroom condos for 80k, some beautiful historic homes for under $200k - one with six bedrooms! I also found several properties that were advertising rent-to-own programs that could help you save toward purchasing your home while living in it. Where there is a will there is definitely a way to live in Ward 8, especially Congress Heights.

There are many of great homebuyer's programs that can help potential homebuyers become educated on the process and prepared to purchase a home they can afford at good rates. I used one myself, MANNA, and it was the best thing I could have done. They went above and beyond making sure I understood the process and how to get the most bang for my buck without going into the poor house. I purchased my condo with zero money down at a great fixed rate that I could afford and my mortgage is less than the rent I was paying on my apartment in Prince George's county. I have never looked back and I am glad that I pulled the trigger and purchased my home, my first home, in Congress Heights.

The Manna Homebuyers Club is a guided support group for prospective homebuyers. The goal is to encourage the club members to save toward the downpayment on a home and to give them the tools and knowledge required to prepare for the mortgage application and approval process. The Homebuyers Club is often the necessary impetus a prospective homebuyer needs to make the commitment to save for a downpayment and succeed in fulfilling the dream of homeownership. Through the Homebuyers Club many who have traditionally been renters have made the sacrifices necessary to become homeowners and stakeholders in the community.
